ReplyDeleteThanks for posting this blog! I'm a semi new investor, and am going to start my first direct mail marketing campaign, but I'm having trouble figuring out where to find good lists. I'm also struggling with what list to target. I'm trying to find "subject to" and seller financing sellers. I assume that you're doing quite a bit of marketing based on all of the deals that you're doing. Can you give me any advise on the topic?

ReplyDeleteHave you had any luck with hard money lenders? I'm looking for an unconventional lender, one that does not look at your credit and bases the loan on the LTV of the property. Me and my partner have two that we have tried to work with, but they are always so slow in making a decision. The last property we tried to purchase, they actually agreed to put up the money but a day to late, house went under contract and we lost the deal. It took over a week for them to make a decision. Do you have any suggestions?
