Marketing Tips for Leads !!

Wanted to ask what problems people are running into with their Marketing. What are you doing, what is working and what isn't working.

Post your comments and I will respond and see if I can help and give you some good pointers.

Wanted to ask if you think Real Estate Investors would find it helpful if their was a company that had Phone Verified, Qualified and Comped leads from people who are looking to sell ?

  1. I generally us postcards to Pre-Foreclosures. There aren't many in Morris county, I find about 20-30 a week. My response rate is terrible, only getting 1 to 2 calls a month. I remail about 7 times to each lead over a 6 month period. Can you give me any techniques or strategies that have worked for you? I'm also about to ad probates to my list of mailers.

  2. Hi Scott, What postcards are you using, and how are you finding the pre-foreclsoures you are mailing to.. Just the paper or MLS ? How many cards are you mailing out to get 1 to 2 calls a month and what to they say on them ?

    Re-emailing is def a good idea but what are you mailing each time the same card ?

    Probate is a good list also, how are you finding those leads and what are you mailing to them?

  3. I get my list from searching for LPFs on the public records site for morris county. (http://63.119.46.22/or_wb1/default.asp). The postcard I use is one I send through click2mail. It's Yellow with red letters. You can see an example of it on my blog ( http://sjcostello.blogspot.com/2009/05/total-money-makeover.html). And each mailing I send out the same postcard.

    The probate leads I'm going to the courthouse and pulling. Don't have a mailer for that yet, but it'll be a letter that was developed by Preston Ely.

  4. Hi Scott,

    That seems pretty time intensive. If the postcards are not working you might want to think about doing some online marketing. I have been doing a lot of Marketing analyis for our company and the majority of homes we have actually bought have come from Billboards or internet leads or Signs by our office. The direct mail may get the phone to ring somewhat, but when it comes down to it many Investment companies across the country are starting to make the move from direct mail and so are we.

    It is the quality of the leads not the amount you are getting. Even if you got just a hanful a month but they were quality because of your low out of pocket expense you would be very well off.

    You may want to think about using different cards or possibly buying leads. Or starting an online marketing campaign.

    Probate leads are also very hard because of the time spent in the courthouse and also the time it actaully takes for the deal to go through the courts. Probate is a specific niche that requires a lot of lawyer involvement. The whippany house was a probate lead which came from the internet, it was definitely more complicated then your normal assignment. Just some food for thought.

    I would stick with the FSBO's who have equity in the property and take a look at what marketing you have done and your ROI and how many homes you have put under contract from each type of marketing.. Figure out what is working best, or if nothing is experiment, when you find a winner stick with that. But I see you are good with online marketing so def consider looking into that.

    If you feel like you have had succes with Direct mail I would look into outsourcing the process as much as possible.. If you want some some good sites for that just let me know
